That’s a wrap on an unforgettable year that was 2020. Real Estate News Melbourne – New Beginnings Post Covid19
The market in Victoria has certainly rebounded with number of properties listed out of our recent lockdown, November to December 2019 being the strongest clearance rates experienced since March 2020 and number of listings hitting the market increasing week on week. More choices and property to inspect. Equally there has been new buyers competing, strong demand sub $1m between investors, first home buyers and owner occupiers. Days on market are shorter than this time last year 30 to 60 days, prices exceeding vendor reserve price expectations and at fair value based on long term buy and hold outlook.

REIV Research Bulletin November – 2020
We at Master Advocates have certainly been grateful for all of the support and service that we were able to provide to our clients since October 2020 out of the harsh lockdown Victoria experienced due to Covid19. In a short period between October to December, we had the privilege of assisting our Buyers Advocacy clients, First Home Buyers, Investors and Owner Occupiers to relocate for Sea or Tree Change Country to Coast locations in Victoria or relocate to upsize and downsize within Melbourne Metro areas. As well as assisting Landlords and Tenants to navigate Covid19 and re-let properties to minimise vacancy before Christmas. Most recently assisting our Vendors Advocacy clients engage with reral estate sales agents and be their personal liaison to help manage the relationships with the right sales agents to list and sell their homes and investment properties before the end of 2020.
The new found confidence in the market both property vendors and purchasers have is largely due to being released from the harsh lockdown. Now schools, business and recreational activities have re-opened with success and seemingly returning to normal, combined with choice to re-locate for rent or buying around metro Melbourne and Victoria for lifestyle or family and personal choice to upsize, down size, even relocation for a tree or sea change country to coast now that working from home, realistically from any location in a hybrid model split days is the new normal for many work places. Combined with the lowest on record bank interest rates to secure mortgage lending, the greatest stamp duty savings Victoria has ever received (property under $1m purchased no later than June 2021, 50% off stamp duty of brand new dwellings, 25% off established dwellings). Plus the greatest investment from Federal and State Government into new infrastructure for our roads, buildings and transport and jobs commissioned by government including new public housing for people in hardship and disability (NDIS – SDA initiatives increasing housing supply by 10% predicted).
Now is certainly the time to consider buying as Victoria sets to kick start the economy and jump back on track to be the largest metropolis in our nation and population growth as we return to normal and the globe re-opens for domestic and foreign migration and tourism.
There is also opportunity for us to secure property that has passed in, distressed and off market which have been doing successfully for clients during the last 8 weeks. Between now and February/March will continue to provide similar opportunity for interested buyers that wish to visit discussion on buying property and how we can add value with our buyers advocacy services here on the ground in Melbourne.
