SEARCH & INSPECT
Evaluate Property Sales Data
Property sales data helps you evaluate trends and behaviours in the market.
Data is available down to a suburb level, broken down by house and unit markets. The key things to look out for are median sale price, comparable sold results, sales volumes and rental data, along with average time on the market hold period information.
With our years of experience, we back our opinion and will provide you with a comparable market analysis report and an independent purchase price range on the property you wish to purchase.
You will be ready to make an informed decision and “Buy With Confidence” before we head into battle with a strategic game plan to negotiate and purchase the target property.
It is a lot of information to process, but once again, we can help remove the stress by doing it for you. And because we’ve been doing it so long, we can quickly get our heads around it and see which properties in which areas are doing well.

What to inspect when you’re inspecting
A cracked paving tile may be just that to you. But to us it means that there are tree roots underneath that are forcing their way up into your brand-new pathway.
We know all the things to look out for in a property. Sagging walls that could mean a problem with the foundations, damp or mouldy spots that could indicate an issue with the plumbing, poor sound insulation, weird smells, cracks in the walls or floorboards.
Honestly, we’ve seen it all in our 21+ years in real estate. And we know all the red flags to look out for. We have connections to the best certified building practitioners, and can call upon them to help confirm our suspicions, assist with our negotiations or help us decide to walk away and continue the hunt for the right property option.
So don’t run the risk of doing an inspection yourself and missing something important. Let us do it for you and enjoy the peace of mind of knowing that we won’t miss a thing.
Due diligence
Doing the due
Due diligence is the investigation of every aspect of a property that could affect its value and suitability as a home or investment. Here at Master Advocates, we have years of experience in this field and know exactly what to look for and what can significantly impact the value of a property.
These include such areas as:

Property

Rooms

Renovations

Easements

Zoning

Ownership
Location

Infrastructure

Neighbourhood

Amenities

Development
Is there a lot of development planned for the areas? If so, how will this affect the value of the property?
finances

Mortgage
Could you afford repayments if the interest rates suddenly jumped by 2%? What if one of you loses your job and you have only one income. Could you still meet your mortgage repayments ?

Pricing

Refurbishments

Demand
As you can see, there is a lot to do with due diligence and it can be easy to overlook something. Thankfully, however, there’s Master Advocates to do the due on your behalf. So you can bid adieu to stress and worry.

The decoy bidder in the check coat: Mark Errichiello
The second of our new faces to have a big impact on the day was buyer’s advocate Mark Errichiello, who appeared to have a client keen on securing at least one of the Island Cove Villa properties.
Known as bidder No. 24, he tick-tacked with other bidders on houses 4 and 3 before eventually dropping out of the race.
It was the auction of House 5 when he finally came out on top after fighting off four other bidders, winning Kristian and Mimi’s property for $2.93 million.
At the conclusion of all the auctions, it was revealed his client was actually Portelli.
So, why did a billionaire need someone to buy his home on his behalf?
“Who knows how it would have worked out if he [Portelli] was just there on his own, buying them all?” Errichiello asked. “Others may have competed with him a little bit more vigorously at times.”
“Portelli waited until after all five auctions had taken place to make his big reveal. The billionaire stunned the crowd when he revealed, post-auction, that he had bought every home on the show, directly or through his buyer’s agent. He also confirmed that he won’t be returning to bid again next season.”…

EXCELLENT Based on 59 reviews Marco Mellado2025-02-24Trustindex verifies that the original source of the review is Google. We had a great buying experience with Mark. His experience and knowledge of the property market and the auction process was impressive, as was his auction strategy. Mark's communication was also fantastic. No hesitation in recommending his services. Finton Lynch2025-01-08Trustindex verifies that the original source of the review is Google. Mark's service was invaluable as first time home buyers. My wife and I were looking for our first home when we heard of the team at Master Advocates. Mark Errichiello went above and beyond to answer any questions we had and made us feel at ease in every step of the buying process. We highly recommend Mark Errichiello & Master Advocates. Thank you! Vladimir Vatkin2025-01-08Trustindex verifies that the original source of the review is Google. Great professionals! Mark Enrichelo helped us hugely in buying new home Poony Vza2025-01-08Trustindex verifies that the original source of the review is Google. We had a great experience working with Mark to purchase our first home! His extensive knowledge and expertise in the property market were invaluable throughout the process. He took the time to thoroughly explain the pros and cons of each property we considered, helping us make informed decisions with confidence. His warm and friendly nature made the whole experience even more memorable. Andrew Woollard2024-06-25Trustindex verifies that the original source of the review is Google. Prior to approaching Mark and his team, my goal was to utilise an REBAA certified buyers advocate, to use their knowledge of the real estate industry to my advantage in finding the perfect property given my preferences and constraints, and pitting an expert at negotiation back at the selling agent. It was important to me that I use an agent with actual certifications - not some fresh spruiker in it for quick bucks. I would implore anyone researching buyers advocates, to just take a look at Mark's list of accreditations, his board memberships and career history. Here's an excerpt from the full list: Appointed to REIV (Real Estate Institute of Victoria) Board of Directors 2023, REIV AWARDS FOR EXCELLENCE – Finalist Buyers Agent of the Year 2021, 2022 & 2023, REBAA (Real Estate Buyers Agents Association of Australia) - VIC State Representative 2020-2023, It speaks volumes - he holds at least twice as many accreditations as many other agents, and far more significant are the nature of them. Some buyers agents may be members of REBAA for example, but are they the state representative? After comparing to some others while performing my due diligence, I felt that the choice was pretty clear. I definitely got what I paid for. Mark always made himself available and went out of his way to provide succinct and at times also very detailed responses to my questions. Whether it was about build quality, area demographics, location, cost-effective options to improve the value of an inspected build, negotiation and overall strategy, Mark always provided the level of detail I was looking for. Mark is friendly, professional and sharp in his knowledge. Without his help I wouldn't have been able to execute the strategy necessary to purchase my new home. He knows all of the tricks of the trade, and how to counter them. We planned a strategy day one and stuck to it, while exploring all options - at times, options that were out of reach (at my insistence, to confirm they were out of reach), Mark was patient yet professional. Never pushy, always friendly and helpful - something that cannot be said about many others. I would recommend Master Advocates services to anyone that is seriously interested in a buyers agent. It made an ordinarily very stressful process a breeze. Highly recommended - all the best. Zoran Boskovic2024-06-16Trustindex verifies that the original source of the review is Google. I contacted Mark looking for some general advice and information for a property of interest. His promptness and level of service far exceeded my expectations. He was extremely patient with me and generous with his time. His advice gave me the required confidence in my valuation and opinion on the house. Highly recommend. Augustus Kueter-Luks2024-05-25Trustindex verifies that the original source of the review is Google. Mark and Michelle are kind and honest people looking to proved the best outcomes for all. As a previous renter I felt looked after and heard during this time. Additionally this team was extremely helpful, supportive, and understanding during a difficult time. Thanks to you both! Julie Travaglia2024-05-20Trustindex verifies that the original source of the review is Google. Working with Mark has been a very positive experience for our family. His expertise and experience helped us navigate through some challenging scenarios, which to be honest, was not something we were familiar with. As vendors, we needed to work as a team of 5 and Mark helped us through all the processes involved from agents, tenants and solicitors. Thank you Mark for guiding our family through this sale. Rob Catoggio2024-05-19Trustindex verifies that the original source of the review is Google. Mark assisted me with his vendor advocacy service for my property sale. He was the ultimate professional to lean on and assisted in selecting the most suitable agent to sell the property and offered a cool head, advice and instilled confidence throughout the duration of the campaign. Highly recommend working with Mark!
