Independent Property Appraisal Services: Know What Your Property Is Worth

Understanding what your property is worth can be important long before you decide to sell.

Whether you are a homeowner, property investor, buyer, vendor, beneficiary or professional adviser, an Independent Property Appraisal can provide valuable insight into a property’s current market position and help support better-informed decisions.

At Master Advocates Real Estate Services, we provide independent residential and commercial property appraisal services across Victoria, Northern New South Wales and South East Queensland, combining current market evidence with more than 25 years of property experience.

What Is an Independent Property Appraisal?

An independent property appraisal provides an informed assessment of a property’s likely market value based on available property information, comparable sales, local market conditions and experienced licensed estate agent judgement.

Rather than relying solely on an automated online estimate, Master Advocates can incorporate Cotality Comparable Market Analysis in person property inspections, available historical information and other property specific evidence.

Depending on the service selected, we can also consider zoning, easements, local development activity and the property’s current condition.

The aim is not simply to provide a number. It is to help property owners and their advisers better understand the asset and the factors that may influence its market position.

Why prepare now

• From 1 July 2027, the 50% CGT discount is proposed to be replaced by cost-base indexation for assets held more than 12 months, with a 30% minimum tax on net capital gains.

• Transitional rules are proposed for gains arising from 1 July 2027, including future gains on pre-20 September 1985 assets.

• Ask your registered tax agent or accountant whether, when and what form of valuation evidence you require.

Who Can Benefit From a Property Appraisal?

There are many reasons to establish an informed record of your property’s value.

Owner occupiers may be considering a future sale, change of use or ownership. Investors and fund managers may want to assess market value, rental yield, capital growth or potential value-add opportunities.

Buyers can use independent market information to help establish an informed pre-purchase price, while vendors may want an independent assessment before determining their selling strategy.

Property appraisals can also assist families and estate beneficiaries dealing with inheritance or changes in ownership, as well as accountants and registered tax agents coordinating property related due diligence.

Importantly, obtaining an appraisal does not mean you need to sell. Sometimes the most valuable outcome is gaining sufficient information to confidently decide to retain the property.

More Than Just Property Value

Understanding a property’s value can sometimes identify other matters that require specialist investigation.

Through our established professional network, Master Advocates can assist clients in coordinating licensed valuers, quantity surveyors, building and pest inspectors, plumbing and electrical specialists, along with maintenance, safety, compliance and minimum-standards assessments.

We can also work alongside established legal, finance, accounting and taxation professionals where appropriate.

Where a licensed or certified valuation is required for a tax or legal matter, Master Advocates can arrange and liaise with an appropriately qualified independent valuer.
