Selling a house is not just as simple as selling a house. One of the most important tasks of a vendors’ advocate is to perform property and location research in order to give you a realistic appraisal of the market and enable you to make informed decisions.
To this end, we research sales statistics and market trends, details of recent property sales and comparative information about other similar properties in your area.

Unfortunately, there are quite a number of unscrupulous elements in the real estate industry and it is not uncommon for sales agents to inflate their valuation of your property to win your business, and then reduce it later on.
But at Master Advocates we independently assess and consider the value of your property to give you an accurate estimation of the property’s worth and the potential interest from the market. If required, we will enlist of services of a certified property valuer to deliver an independent valuation of your property.
This creates realistic expectations for you upfront and means you don’t come across any nasty surprises later on.

We will organise only the best agents to inspect your property and submit their detailed proposals. This includes an estimated selling price, marketing, advertising and their commission. We will then consider a number of different factors, including their credentials, level of experience, local knowledge and presence, recent track record and, of course, gut feel.

Working closely with your selected sales agent, we’ll come up with an effective marketing and advertising strategy to sell your house. (Auction, private sale, or expression of interest.) We will then appraise this strategy on a regular basis to ensure it is delivering results.

If you are selling your property by auction we will be with you every step of the way, with valuable information and advice that will allow you to make the right decisions.

We’re completely at home with the paparwork
As you’d expect, there’s a lot of paperwork that goes with selling a house, and if any of it is missed or incorrectly filled out, then the property cannot legally be sold.
And this is where a Master Advocates vendors’ advocate is worth their weight in gold. We will liaise with your legal representative or licensed conveyancer to arrange the documentation to be prepared. We can even recommend specialised lawyers if you don’t currently have one.
Get more than you bargained for
Many people become squeamish when money is concerned and will accept an offer that they are not 100% comfortable with. But not us. We have been negotiating, and negotiating hard, on our clients’ behalf for many years and we will ensure the chosen sales agent will get nothing less than the correct price for your house.
